Listed Building Restoration Cornwall
Leslie Cornell Building Restoration Ltd were engaged as Principle Contractors to undertake the 1st Phase of historic building restoration works to this 17th Century Grade II Listed dwelling in Cornwall.
The main objective of Phase 1 of this project was to make this historic building in Cornwall structurally safe, and ultimately habitable again.
To ensure that all areas of the building were accessible and protected from the elements whilst restoration works were carried out, full wrap around scaffolding was erected along with a temporary roof.
One of the reasons a temporary roof was included with the scaffolding was due to the failed roofing structure. To access the roof structure the existing roofing slates were removed. This had to be done very carefully as the slate had to be stored for re-instatement at a later date to satisfy one of the Listed Building Consent Conditions.
The different elements of our historic building restoration work in Cornwall included:
Cob Repairs and Cob Rebuilds:
To stabilise the existing walls and wall heads, cob repairs and cob rebuilds were undertaken.
Structural Repairs:
Following a Structural Survey, undertaken by a Qualified Structural Engineer, it was highlighted that some areas of the historic building needed some Structural Repairs. We achieved these repairs by introducing Helifix Helical Bars to the affected areas.
New Roof Structure:
Due to failings the roof structure was completely removed, and a new structure was designed and implemented.
Chimney Repairs and Chimney Rebuilds:
Some of the existing Chimneys were repairable and this was achieved by repairing/replacing inadequate stone with locally sourced stone and using an appropriate Lime mortar.
Other chimneys had deteriorated to the extent that they had to be rebuilt. This was achieved using brick and an appropriate Lime mortar.
Once the chimneys were in good working order again the reclaimed pots were sourced and re-introduced. For one of the chimneys we constructed a hand-made interlocking square Slate Chimney Pot and Slate Capping.
Lime Pointing:
The existing pointing applications to the external stonework was carefully removed and 3 sample panels were introduced to meet one of the conditions Listed Building Consent. Once Cornwall Council decided and approved the Lime mortar sample panels to be used on this historic building in Cornwall, we repointed all of the exposed stonework.
Lime Rendering:
We carefully removed the existing render applications to the external high-level Cob and, following the aforementioned Cob Repairs and Cob Rebuilds, we introduced a 3-coat render application using an appropriate Natural Lime/sand mortar.
Rainwater Goods:
Due to failings of the existing rainwater goods, we removed them and replaced with new.
Roofing:
Following the implementation of the new roof structure, the roof was re-instated using the existing Slate.
During this project a Bat Survey was undertaken, and one of the specifications received by Cornwall Environmental Consultants Ltd was to create a bat dormer using slate and lead former.
This project has taken a lot of hard work and determination, but it is one that we are extremely proud of and this Historic Grade II Listed Building in Cornwall is now structurally safe, is able to breathe again and is habitable.
