Listed Building Restoration St Austell

The cottage was suffering from internal damp problems and other external maintenance issues. We visited the property to assess the problems and put together a comprehensive plan of Restoration Works, which the Client accepted.
With this cottage having a Grade II Listed status, we were instructed to follow the due process in order to gain Listed Building Consent for the restoration works required. This process included Existing/Proposed Elevational Scaled Drawings, Existing/Proposed Historic Window Restoration Scaled Drawings, preparation of a Heritage Design and Access document, and completion of an Ecological Trigger Report.
On completion of this paperwork it was submitted to Cornwall Council as part of the Listed Building Consent Application, which was subsequently approved with conditions. The condition on the Grant of Listed Building Consent was to provide x 3 Lime Mortar Sample Panels for approval. Cornwall Council reviewed the Sample Panels and approved the most appropriate.

The Front Elevation was previously clad in a cement-based render application which was trapping high levels of moisture within the stone wall, hampering the breathability of the masonry.

We started by carefully removing the non-breathable cement applications, to enable the wall to breath and dry out.
This was followed with the introduction of our 3-coat breathable Lime Render application. After following the appropriate drying times, we then introduced a 3-stage Breathable Mineral Paint System to the newly introduced Lime Render.

The Gable and Rear Elevation stonework had previously been pointed using a cement mortar, which again was trapping high levels of moisture within the walls.




The Gable Elevation was in a location that was exposed to all of the elements, so we further protected this wall by introducing a 3-stage Breathable Beeck Mineral Paint System.
Failings to the flaunching on the x 2 brick-built chimney stacks, so using an appropriate Natural Lime/sand mortar we re-flaunched the tops of the chimneys to limit further moisture ingression.


Rainwater Goods
The existing cast-iron rainwater goods restoration, redecoration and resealing.


Slate Dropper Course
The Gable Elevation did not have a dropper course to act as a functional transition between the eaves and the ridge of the roof, thus no safeguard against the weather,
We installed a Delabole Slate dropper course to add strength and durability against the elements.
